Upon acceptance via payment of your deposit, these terms form a contract between us, Watermelon Letting Ltd., and you, as the representative of all guests who are included in the booking. Please ensure that you read these Terms carefully, and check that the details on the Booking (including the Arrival Date and time, number of guests etc) are complete and accurate before you submit the Booking Reservation. A copy will be attached to your booking confirmation email.
GENERAL SAFETY NOTICE
We welcome families but please note the following potential fall risks the property may pose, particularly to younger guests. Because of this, young children must always be supervised.- Elevated features such as sloped pathways to the front door with lack of guard rails to some parts of the path.
- Water features such as ponds can pose drowning risk to toddlers.
- Large gaps between spindles and a low handrail on the stairs.
- There are several low window sills on the first-floor. This presents a fall risk, particularly for young children should they climb onto them when a window is open. Only the top panes of the window must be slid down.
The owner cannot accept liability for accidents or injuries resulting from failure to follow these safety guidelines. We appreciate your understanding and cooperation in ensuring a safe and enjoyable stay for all.

HOUSE RULES
Children
- You are responsible for the supervision of those under the age of 18 at all times.
Pets
- Regretfully, pets of any kind are not allowed at the property, including those of any visitors during your stay.
- You will be required to vacate the property and may be required to pay additional cleaning fees if you bring a pet to the property. No refund will be payable to you for the unexpired part of your stay.
Smoking
- Smoking(including e-cigarettes and vapes) is not permitted at the property.
- If it is evident that guests have been smoking within the property, we reserve the right to charge for any fumigation required.
Fire Safety
- Fire risks including candles, tea lights, firepits, fireworks, lanterns are not permitted anywhere at the property.
- Removal of fire-fighting or fire safety equipment is forbidden and a criminal offence. Emergency torches removed from the property will be charged for.
Mishaps and Breakages
- We ask that you take care to look after the property including its fixtures, fittings and contents as if it were your own. However we understand that accidental breakages or mishaps can occur and we ask that you let us know as soon as practicable and no later than your departure date. We reserve the right to cover breakages and mishaps via deduction from the good housekeeping deposit, other than minor breakages and reasonable wear and tear.
Behaviour
- We reserve the right to remove any guest from the property due to unreasonable behaviour such as causing excessive noise, especially between 11:00 PM and 8:00 AM, damage to the property or exceeding the stated occupancy. In such circumstances, guests will be required to vacate the property immediately and no refund will be payable to the guest/s for the unexpired part of their stay.
Parties, Groups and Commercial Activities
- Use of the house for parties, group gatherings, or commercial activities is not permitted and you will be asked to leave if such activities are undertaken without our consent. In those circumstances you will not be entitled to any refund. Should you wish to book the house for a commercial purpose, please contact us via the contact page prior to booking and we will consider your request on a case-by-case basis.
Electrical Sockets
- You are not permitted to use domestic power sockets to charge an electric or hybrid vehicle, including electric bikes and scooters.
NUMBER OF GUESTS
- The maximum number of guests(adults and children) per booking is 8 and one infant. If more guests are using the house without permission, this will be considered a breach of contract and you will be asked to leave. In these circumstances you will not be entitled to any refund.
- It is a condition of booking that the main(named) guest on the booking form is present at the property for the duration of the booked dates. You may not onwards let the property, or allow others to occupy the house in your place under any circumstances.
- As lead for the Group, you are liable for the acts and/or omissions of all individuals or animals attending the Property whether permitted by us or not.
- If you book on the basis of 6 person rate, and would later like to bring 7 or 8 guests, an additional 10% rate will become payable.
- The Property is provided for holiday letting purposes only for the specified period, as detailed in your Booking Confirmation. For the avoidance of doubt, these Terms do not create a landlord and tenant relationship between you and us and you will not be entitled to any:
- a tenancy;
- the right to sub-let the Property in part or in whole;
- an assured shorthold or tenancy (AST); or
- any statutory protection either under the Housing Act 1988 or by way of a statutory security of tenure.
MAKING A BOOKING
- You must be 21 years of age or over to make a booking.
- The booking form must be completed in full and the main guest’s full name, address, email address and contact number must be provided correctly. We reserve the right to cancel a booking if any of the required information is omitted and not provided on request.
- Full payment or a deposit of Booking Deposit is payable via credit/debit card at the time of booking.
- If a deposit is paid the balance payment is due by Balance Due Date. We will notify you by email when this becomes due.
- Bookings made after Balance Due Date are payable in full at the time of booking.
- If full payment has not been received by Balance Due Date , we reserve the right to cancel your booking and your deposit will not be refunded.
- All illustrations, photographs and other imagery displayed are for illustrative purposes only and décor and layout are subject to change and no warranty or other representation is made as to the quality of the Property by us via the Website.
- No entry to the Property will be permitted where payment of the full Booking Price has not been made.
BOOKING CONFIRMATION
- When you submit a booking via our online booking system you will receive an automatic booking summary via email, and a separate email confirming your card payment.
- Your Booking is accepted only once we issue a Booking Confirmation.
- If you have paid a deposit we will be in touch when the balance payment is due, with a link to make the balance payment. If you would prefer to make the balance payment sooner than the due date, please let us know and we will arrange this accordingly.
- All emails will be sent to the address provided by you on the booking form. When you receive each email please check all details carefully and contact us immediately if you find any discrepancies.
- All bookings are provisional until payment has been received in full.
PRICING
- We reserve the right to modify our booking rates at any time based on demand.

Once you have made a booking the price stated on your confirmation email is binding.
BOOKING AMENDMENTS
- You may request to make changes to your booking up to 8 weeks prior to your arrival date. If you wish to change the dates of your Booking or amend your Booking in any way, please contact us via our Contact Details. We cannot guarantee that your requests will be accommodated and reserve the right to charge for any differences in price.

Any request to amend booking dates within 8 weeks of your arrival date will not be permitted. If you are no longer able to stay this will be classed as a cancellation and our cancellation policy will apply.
CANCELLATION POLICY
If You Cancel Your Booking
- After you have placed your booking a grace period with free cancellation for 24 hours applies if arrival is at least 72 hours away.
- In the event you need to cancel your booking for any reason after the grace period, the following shall apply:
- Bookings cancelled 8 weeks or more prior to arrival date will receive a full refund, minus the Stripe payment processing fee.
- Bookings cancelled 8 weeks or more prior to arrival date forfeit the deposit paid (25% of the full booking price).
- Bookings cancelled with less than 8 weeks prior to arrival date receive no refund.
- We must be notified in writing should you need to cancel your booking. We can only accept cancellation requests from the email account provided on the booking form.
- Any refund authorised will be refunded back to the card used for payment, and may take up to 10 days to show on your bank statement. If more than one payment has been made, each payment will be refunded separately. Please note, although multiple refunds will be processed at the same time there may be a delay before they credit your account.
- If you pay a deposit but full payment has not been received within 8 weeks of your arrival date, we reserve the right to cancel your booking and your deposit will not be refunded.
- We reserve the right to cancel bookings at any time if guests are found to be disruptive, rude, obstructive, abusive and/or break the terms of their bookings contract. In such circumstances, guests will be required to vacate the property immediately and no refund will be payable to the guest/s for the unexpired part of their stay.
- If you depart voluntarily from the Property before the Departure Date, no refund shall be given. Similarly, if you fail to show for your Booking this will be regarded as a cancellation on the arrival date and will not be refundable. For example: self-isolation or quarantine, performing statutory duties or mandatory obligations (such as jury duty, military service, incarceration), changes in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport will all be treated as cancellation by you in accordance with this clause.
If We Cancel Your Booking

In the very unlikely event we are unable to offer you the property for your stay, we will issue you a full refund. We will not be liable for any onwards or consequential costs of cancellation incurred by you.
ARRIVAL AND DEPARTURE TIMES
- On the day of arrival check-in is from 16:00.
- On the day of departure check out is by 11:00, and you must vacate the property by this time unless otherwise agreed.
- Useful information to aid your stay will be made available after final payment has been received. Check-in instructions will be shared 48 hours before your arrival

You agree not to arrive at the Property before the Arrival Date and to depart from the Property no later than the Departure Date. The Property will not be available at any time outside of the times reserved by you and set out in the Booking Confirmation and you may be charged if you do not leave by the agreed time on the agreed Departure Date.
CLEANLINESS
- Please ensure that at the end of your stay the house is left in a neat and tidy condition.
- We reserve the right to charge an additional amount for cleaning should the house not be left in a reasonable condition or if evidence of pets staying at the property is apparent. See also ‘Smoking’.
ENJOYMENT OF THE PROPERTY
- Access to the Property is subject to adherence to these Terms and House Rules (clause 10)
- Your use and enjoyment of the Property must be solely in accordance with these Terms, the House Rules and any signage, guidance on use, safety or operational instructions given to you by us. You hereby acknowledge that enjoyment of the Property and grounds is at your own risk.
- It is your sole responsibility to ensure that the Property is suitable for you and your Group’s needs ahead of making your Booking Reservation.
- We, or an authorised representative or agent acting on our behalf (including but not limited to tradespeople), reserve the right to enter the Property at any time for the purpose of inspection or to carry out any repair deemed necessary to the Property or its contents.
UTILITIES
- Should there be a failure in a utility or service (such as water, heating, electricity, sewerage) please notify us immediately and we will aim to restore the service/utility as quickly as possible.
- Should any failure of service/utility extend beyond a 24 hour period from notification, compensation will be proportionate to the loss of enjoyment suffered, unless the reason for the failure in a utility or service is beyond our control.
INTERNET
- Internet access is offered on the basis that it is provided for recreational use only. Neither a minimum speed, unrestricted bandwidth nor uninterrupted provision of access is guaranteed, and we will not be liable for any form of compensation or expenses claimed by you in respect of the provision or quality of internet connectivity.
ENVIRONMENTAL CONSIDERATIONS
- Recycling bins are provided for your waste and ask that you clean and separate waste into these bins accordingly as per local regulations and leave the bins out on waste collection day.
- Any fines by local authority for incorrect sorting of waste, or any extra cost incurred for private collection of waste can be passed on the guests.
LIMIT OF LIABILITY
- No party can exclude or limit in any way their liability where it is illegal to do so, and this contract does not seek to exclude or limit liability which cannot be excluded or limited by law.
- We take no responsibility for the personal possessions and vehicles and your possessions are left entirely at your risk. Children must be supervised at all times. We shall not be liable for any loss or damage to possessions & vehicles or for personal injury during your stay.
- If we fail to comply with these Terms, we are responsible for loss or damage you suffer that is a foreseeable result of our breach of the Terms or our negligence. We are not responsible for any loss or damage that is not foreseeable. Loss or damage is foreseeable if they were an obvious consequence of our breach or if it had been brought to our attention by you before the loss or damage occurred. For the avoidance of doubt, we are not responsible for any transport and/or alternative accommodation costs.
- We make the Property available for domestic and private use only. You agree not to use the Property for any commercial, business or re-sale purpose, and we have no liability to you for any loss of profit, loss of business, business interruption, or loss of business opportunity.
- We do not have any responsibility or liability to you (other than as outlined above) for loss of or damage to any of your items, belongings, pets or vehicles, howsoever caused.
PERSONAL BELONGINGS
- If the item left behind can be posted we will arrange its return to you, subject to a minimum £25 charge to cover the postage and packing costs. Payment must be received before the item/s can be returned to you.
- Items will be posted back to you by sign for delivery, and we cannot be held responsible for any lost or damaged items. If the item is of value and requires insurance you must notify us prior to posting, and cover the additional postage costs.
- If an item left behind cannot be posted then we will keep the item for 14 days to enable you to arrange a collection.
ADVERSE TRAVEL CONDITIONS AND INCLEMENT WEATHER
- We hold no responsibility for guests unable to travel to the property due to extreme weather or traffic conditions (i.e. snow, flooding, wind, road congestion etc.).
- If you are unable to reach us due to poor weather conditions or road closures, you will lose your full payment and alternative holiday dates will not be offered.
- Please ensure you have full travel insurance to cover such an instance.
FORCE MAJEURE (Extraordinary Circumstances)
- In these terms and conditions “Force Majeure” means any circumstances beyond our reasonable control, which we could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, epidemic or pandemic, fire, flood and all similar events outside our control.
- If the property is not available for letting as a result of Force Majeure at the commencement of the time booked by you, in such cases booking amendments or refunds will be at our discretion.
- In the event that your booking is impacted as a result of Force Majeure we will not be liable for any other claim for loss or damage by you. It is strongly recommended that you are protected by holiday / travel insurance prior to making your booking.

Any recommendations for third party services, establishments and amenities made by us are our personal recommendations only and do not guarantee any level of service or quality.

REVIEW OF BOOKING TERMS AND CONDITIONS
- We reserve the right to change or amend these Booking Terms and Conditions at any time.
- If we have to revise these Terms under clause 19.1, we will give you at least fourteen (14) days written notice of any changes to these Terms before they take effect, or as much notice as possible where your Arrival Date is less than fourteen (14) days before the date of the change.
OTHER IMPORTANT TERMS
- We may transfer our rights and obligations under these Terms to another individual or legal entity, but this will not affect your rights or our obligations under these Terms.
- Except for you and us, no other person shall have any rights to enforce any of these Terms.
- Each of the paragraphs of these Terms operates separately. If any court or relevant authority decides that any of them are unlawful, the remaining paragraphs will remain in full force and effect.
- If you fail to perform your obligations under these Terms and we do not enforce our rights against you, this does not mean we have waived our rights against you. If we choose to waive any of our rights under these Terms you will be informed in writing.
- These Terms are governed by the law of England and Wales. All parties agree to submit to the non-exclusive jurisdiction of the English courts.
